No. In the Netherlands, certain municipal taxes are tied to the occupant of the property, not the owner. Even as a tenant, you are responsible for paying these local levies. These are never included in your "base rent" or "service costs" and must be paid by you directly to the local authorities
There are generally two main types of local taxes that you will receive as a resident:
1. Waste Tax (Afvalstoffenheffing): For the collection and
processing of household waste.
2. Water Authority Tax (Waterschapsbelasting): For water
management, flood protection, and wastewater treatment. Note:
As a tenant, you do not pay the Property Tax (OZB); that remains
the responsibility of the landlord.
You will receive an official tax assessment (usually in February or shortly after you register at your new address) sent directly from the Municipality or the Regional Water Authority. These invoices are addressed to you personally. I always recommend my clients to set up a "MijnOverheid" account with their DigiD as soon as possible, as most of these invoices are now sent digitally. You can usually choose to pay the total amount at once or via monthly installments.
The Waste Tax is often calculated based on the portion of the year you live there. However, for some water taxes, the situation on January 1st is leading. If you move during the year, the municipality will automatically adjust or "pro-rate" your future bills based on your registration in the Basisregistratie Personen (BRP).
It is highly recommended. For tenants, a Home Contents Insurance (inboedelverzekering) and Third-Party Liability (aansprakelijkheidsverzekering) are essential. For buyers, Building Insurance (opstalverzekering) is often mandatory. I can provide a checklist of trusted providers to ensure you are protected from the day you move in.
While you must attend the appointment in person, I provide the necessary guidance on which documents you need from your new home (such as the signed lease and landlord permission) to ensure your registration at the municipality (Gemeente) goes smoothly.
Many Dutch properties are delivered "shell" (without flooring or light fixtures). If we find a property you love that needs finishing, I can provide a list of local, reliable handymen and suppliers in the Brabant area to help you make it livable.
While my primary focus is housing, I understand that a home is part of a larger ecosystem. I can provide general advice on the proximity of international schools and daycare facilities in the neighborhoods we are scouting.
